What roof waterproofing is and what it consists of
Roof waterproofing is a multi-layer system that protects the roof space, insulation and interior rooms from moisture, condensation and precipitation. A standard roofing assembly includes: vapour barrier (on the interior side), insulation (mineral wool or extruded polystyrene), waterproofing (main protective layer), and on flat roofs — a ballast layer of geotextile and gravel or paving slabs.
Where waterproofing is applied
On flat roofs of villas, apartment buildings, shopping centres, hotels, warehouses, car parks and garages. On pitched roofs of private villas and townhouses. On accessible terraces and balconies. On complex roofs with multiple connections to parapets, ventilation shafts and chimneys.
Waterproofing installation process
First stage — inspection and diagnostics: an engineer with a thermal imager assesses the substrate condition, identifies cracks, potholes and areas of moisture accumulation. Second stage — substrate preparation: cleaning the surface of debris, dust and grease, repairing cracks and potholes with cement mortar. Third stage — priming: applying bitumen primer with a roller or brush to improve adhesion. Fourth stage — vapour barrier installation (if required). Fifth stage — insulation installation (mineral wool or XPS). Sixth stage — waterproofing installation: torching on roll bitumen materials with a gas torch (torch-on) with 10-15 cm sheet overlap and thorough seam melting, or cold application of liquid rubber (Sikalastic, polyurea) with a roller or spray. Seventh stage — reinforcement with fibreglass mesh between layers if required. Eighth stage — final protective top coat. Ninth stage — quality testing: flooding the surface with water to find unsealed areas.
Waterproofing packages
BASIC — from 230 AED/m². Materials: bitumen primer, bitumen or liquid rubber in one layer. No insulation. Service life 5-10 years. Suitable for warehouses, garages and technical buildings.
STANDARD — from 270 AED/m². Full assembly: primer, 50-100 mm insulation, waterproofing in two layers with fibreglass mesh reinforcement, geotextile, gravel. Service life 15-20 years. Suitable for residential buildings and apartment complexes.
PREMIUM — from 320 AED/m². Reinforced multi-layer system: primer, vapour barrier, 100-150 mm insulation, PVC membrane (Sikaplan, Sarnafil) or EPDM membrane in three layers, reinforcement, geotextile, finish coating. Service life 25-30 years. Suitable for luxury villas in Palm Jumeirah, Emirates Hills and Dubai Hills Estate, as well as accessible terraces.
