Construction Stages
The process begins with a pre-design site analysis — we assess soil conditions (sandy foundations require a specific approach), access roads, and the possibility of connecting to utilities. This is followed by the design phase, in compliance with the regulations of the Dubai Municipality (DM) and other relevant authorities. At this stage, we also assist the client in obtaining all necessary construction permits. The third stage involves site preparation and foundation work. Thanks to the use of lightweight steel structures, we can apply pile-and-beam technology, which minimizes earthworks on sandy soils. Next comes the fabrication and delivery of the steel frame and enclosing structures, followed by turnkey installation — erecting the frame, installing roofing and facades, laying utility systems (HVAC, water supply, electrical, low-current networks). The final stage includes interior finishing, installation of specialized sports flooring (sports linoleum, parquet, rubber flooring, artificial turf), equipment fitting, and project handover with all necessary documentation.
Materials and Technologies
The primary structural material is lightweight steel structures, fabricated in-house. They allow for large-span buildings without internal columns — which is critical for sports facilities requiring uninterrupted space for a football pitch, court, or arena. To protect against extreme heat and UV radiation, we use sandwich panels with high-efficiency thermal insulation and facade systems with UV coating. Roofing structures are designed to withstand wind loads and precipitation typical for the region. For playing surfaces, we offer natural and artificial turf with automatic irrigation, drainage, and heating systems, as well as professional synthetic surfaces for tennis, basketball, and running tracks. Critical systems include climate control (HVAC) with sufficient capacity to maintain a comfortable indoor temperature even when outside temperatures reach +50°C. For swimming pools and water zones, we use specialized waterproofing materials resistant to chlorinated water and high humidity. When building ice arenas, we employ artificial ice technologies that maintain high-quality ice even at extreme outdoor temperatures. All materials comply with international standards and are certified for use in the UAE.
