Construction Stages
The process begins with a Stroy Dubai engineer visiting the site — in any emirate. The specialist assesses the sandy soil, access roads, distance from highways, and the possibility of connecting to utilities. A project is then developed in accordance with local regulations: in Dubai — Dubai Municipality (DM) and, if necessary, Dubai Sports Council; in Abu Dhabi — the Department of Municipalities and Transport; in Sharjah and other emirates — the respective municipal authorities. Stroy Dubai assists the client in obtaining all necessary construction permits. Simultaneously, metal structures — columns, trusses, purlins, fasteners — are manufactured in-house. On site, the foundation is prepared: due to sandy soils, a pile-and-beam foundation is used, requiring minimal excavation and concrete volume. The metal frame is then delivered and assembled. After assembly, the building is clad with wall and roof sandwich panels featuring high thermal insulation and UV protection. The final stage involves installing engineering systems: HVAC for cooling at temperatures up to +50°C, electrical, water supply, and sewage. For sports facilities, specialized flooring, air dehumidification systems (for pools), or compressor equipment (for ice arenas) are additionally installed. The handover includes all necessary documentation and certificates.
Materials and Technologies
Stroy Dubai uses only certified materials approved for use in the UAE. The primary structural material is lightweight steel with anti-corrosion coating, resistant to high humidity and temperature fluctuations. Wall and roof sandwich panels feature mineral wool or PIR insulation with thickness from 80 to 200 mm. The external panel coating has UV protection preventing sun fading. For warehouses and production facilities, reinforced roof panels are used, capable of withstanding sandstorms and rare but intense rainfall. The foundation — pile-and-beam or monolithic slab — is calculated individually for each facility based on sand mobility in the specific emirate. HVAC equipment is selected with sufficient capacity to maintain comfortable indoor temperatures even when outside temperatures reach +50°C. For sports complexes with swimming pools, air dehumidification systems and enhanced waterproofing are installed. For ice arenas, artificial ice technology is used with compressor units capable of operating in high-temperature environments. Stroy Dubai offers a 2-year warranty on the metal frame and primary structures. The actual service life of buildings exceeds 50 years under normal operating conditions.
