Demolition and surface preparation. We remove old paint, wallpaper, loose plaster. We go down to the concrete slab or a solid base. Only this way can hidden defects be seen — microcracks, cavities, rotten joints. Dubai new builds have plenty of them.
Crack removal and leveling. Each crack is widened to 2–3 cm in depth and width. This is not a recommendation — it is a mandatory rule under the Dubai Building Code. Filling or puttying over the top will not work — the crack will return. After widening — priming, filling with elastic putty, reinforcement with fibreglass mesh. Uneven ceilings with deviations over 3 cm are plastered using guide rails. Minor defects are finished with one or two layers of finishing putty.
Priming. We remove dust from the surface, strengthen the base, improve adhesion with paint or wallpaper. In Dubai, priming is mandatory due to high humidity and dust — without it, paint will go on unevenly and start peeling within 6–8 months.
Final coating. We apply two or three coats of water-based, acrylic or latex paint. Or we apply wallpaper for painting or decorative wallpaper. The choice is yours.
Which ceiling to choose in Dubai
Choosing a ceiling in Dubai depends on three factors: room humidity, fire safety requirements and budget.
Stretch ceiling. PVC or fabric sheet. Pros: not afraid of leaks (holds up to 100 litres of water per m²), easy to clean, huge choice of colours and finishes: gloss, matt, satin, photo print. Cons: PVC is afraid of sharp objects, sags when heated above 70°C. In bathrooms and kitchens we install PVC. In living rooms with high ceilings — fabric stretch (breathes, does not sag). For commercial premises in Dubai, PVC is not permitted under Civil Defence requirements — only fabric with a certificate.
Suspended ceiling. Frame system with infill. Types: Armstrong (mineral tiles), slatted (aluminium), cassette (metal), mirror. Pros: quick access to utilities, individual tile replacement, high fire resistance (90–120 minutes). Cons: loses 10–20 cm of height, mineral tiles are afraid of moisture. For offices in DIFC and Business Bay — the best choice. For medical centres — aluminium slatted (antibacterial coating). For corridors — Armstrong.
Drywall ceiling. The most popular option for apartments in Dubai. Pros: lightweight, non-combustible, allows multi-level and curved structures with lighting. Cons: afraid of leaks (sheets swell and yellow), requires high-quality taping of joints. In wet areas we install green moisture-resistant drywall. In children's rooms — two-level with niches for lighting. In living rooms — perimeter boxes with LED tape.
Concrete ceiling with finish. Without suspended structures. Pros: does not steal height, minimal budget. Cons: requires perfectly flat slabs (in Dubai new builds deviations are 5–7 cm), cannot hide utilities. Option for studios and small bedrooms.
Which to choose for your task
For a bedroom in a new build — matt stretch or drywall with perimeter lighting. For a living room in a villa — two-level drywall with curved elements. For a bathroom — glossy PVC stretch. For an office — suspended Armstrong or aluminium slatted. For a restaurant — drywall with niches and spotlights. For a medical centre — aluminium slatted with antibacterial coating. For an apartment corridor — glossy stretch (visually expands the space).
When choosing, consider Civil Defence requirements for commercial premises. PVC stretch ceilings are prohibited on escape routes. Suspended ceilings in offices must be made of non-combustible materials with a certificate. For villas and apartments, there are no restrictions.
