Commercial Renovation in Dubai from 250 AED/m²
Planning to open a new business or upgrade an existing space in Dubai? The typical problem for owners is long approval processes, hidden fees, and confusion about which renovation permits are actually required. We handle everything: from engineer site visit to obtaining municipality approvals and handing over the ready-to-use space.
Who this renovation is for
We work exclusively with commercial properties in Dubai. This means corporate offices in DIFC and Business Bay, restaurants and cafes requiring Civil Defence approvals, medical clinics regulated by the Dubai Health Authority, retail stores in shopping malls, beauty salons, gyms, and warehouses. If you run a business — not a villa — you are in the right place.
What materials we use
Dubai enforces strict fire safety and environmental standards. That is why we use only certified materials: moisture-resistant drywall for air-conditioned spaces, fire-rated boards for restaurant kitchens, aluminium profiles approved by the municipality, and safe paints with no harmful substances. All suppliers come from the Dubai Municipality approved list.
Types of properties we have renovated
Over the past two years, our team has completed interior fit-outs for more than forty commercial properties across Dubai. These include an open kitchen for an Italian restaurant in JLT, a dental clinic in Dubai Healthcare City, a logistics company office in Al Quoz, a fashion boutique in Dubai Hills Mall, and a warehouse converted into a showroom in Ras Al Khor. Every project passed inspector checks and received final operating approval.
Which areas of Dubai we cover
Our engineer visits any zone in the emirate for a free site inspection. This includes Discovery Gardens, Jumeirah Lake Towers, Dubai Investment Park, Al Barsha, Deira, Bur Dubai, Dubai South, International City, Silicon Oasis, and Mohammed Bin Rashid City. For properties in free zones such as DIFC or Dubai Media City, we additionally prepare documents according to their internal regulations.
What exactly is included in a turnkey commercial renovation
We start with a site inspection and document the current condition: walls, floors, ceilings, electrical systems, ventilation, and plumbing. Next, we prepare a quote with timeline and full cost — no hidden extras. Then we obtain the renovation permits, either through Trakhees or the municipality depending on the zone. We handle demolition, rough floor leveling, partition installation, MEP rough‑in, lighting replacement, flooring installation, painting, plumbing fixtures, and final cleaning. The last step is inspector sign‑off and handover.
Why businesses choose us over direct competitors
The main difference is our approach to permits. Most contractors in Dubai start work without approvals, which leads to fines up to fifty thousand dirhams and a construction stop. We obtain all permits first, then begin renovation. Additionally, we fix the price in the contract — you will not pay a single dirham more, even if material prices increase. Deadlines are contractually guaranteed with penalty clauses for delays, which is rare in the UAE market.
Brief summary
Free engineer site visit, prices starting from two hundred fifty dirhams per square meter for cosmetic updates and from seven hundred fifty for full replanning, full legal support, and a one‑year warranty. Leave a request with your phone number or WhatsApp message — we will prepare an individual offer for your business type and Dubai district.
