Building a wall in Dubai without a permit is risky. In an apartment, neighbours or the building management may fine you. In a villa, the developer may penalise you. In an commercial space like an office or restaurant, Civil Defence can impose fines starting from ten thousand dirhams and order you to demolish everything at your own cost. We build walls properly. We determine whether a permit is needed, obtain it, use materials from the municipality approved list and provide a thirty-six month warranty. Price starts from two hundred fifty dirhams per square metre.

Who we build walls for in Dubai

We work with three types of properties. First are apartments in multi‑storey buildings — new constructions in Dubai Marina, JLT and Business Bay, as well as secondary market homes. Second are private villas and houses — Emirates Hills, Arabian Ranches, Damac Hills, Palm Jumeirah. Third are commercial properties — offices, restaurants, medical clinics, pharmacies, beauty salons and gyms. Each type has its own building regulations, and we comply with all of them.

What materials we use

For apartments and villas we use gypsum tongue‑and‑groove blocks. They are lightweight, do not overload the floor slab and provide a flat surface without plastering. Price starts from two hundred fifty dirhams per square metre. If you need curved shapes or faster installation, we use drywall on a metal frame with double layer and mineral wool inside. For wet areas we use moisture‑resistant drywall. For commercial properties that require fire resistance of at least sixty minutes, we use foam blocks certified by Civil Defence. We almost never use brick in Dubai — it is too heavy and requires floor reinforcement.

Types of walls we build

Lightweight drywall partitions for painting or wallpaper are suitable for zoning bedrooms and living rooms in apartments. Interior walls made of tongue‑and‑groove blocks are for permanent room division and bathrooms. Walls made of foam blocks with enhanced sound insulation are for relaxation rooms in offices and medical examination rooms. For commercial properties we additionally reinforce the frame and install fire‑resistant mineral wool. Prices depend on the material and wall thickness.

Our engineer visits any area for a free site survey. Apartments in Dubai Marina, Jumeirah Lake Towers, Jumeirah Village Circle, Discovery Gardens, International City, Silicon Oasis and DIFC. Villas in Emirates Hills, Arabian Ranches, Damac Hills, Al Barsha, Jumeirah, Palm Jumeirah and Mirdif. Commercial properties in Business Bay, Al Quoz, Ras Al Khor, Deira and Bur Dubai. For properties in free zones such as DIFC and Dubai Media City, we prepare an additional documentation package according to their internal regulations.

What is included in turnkey wall construction

We start with a free site survey and consultation. We determine whether you need a wall, which material is best and whether a permit is required. If a permit is needed, we prepare drawings and obtain an NOC from the building management for apartments and villas within gated communities, or approval from the municipality and Civil Defence for commercial properties. Then we deliver the materials, install the frame or lay the blocks, install sound insulation and prepare the surface for plastering, painting or wallpaper. Finally, we remove the debris and sign the acceptance certificate.
