What it is
A zoning partition is a lightweight non-load-bearing wall on a metal frame. Inside the frame — sound insulation made of basalt wool. Outside — drywall. One square metre of such a wall weighs 20–50 kg, while a brick wall weighs 250–500 kg. For Dubai skyscrapers, where floor slabs are designed for strict load limits, this is the only legal way to change the layout without structural reinforcement. The surface can be painted, wallpapered or covered with decorative plaster.
What we make it from
The frame is made of galvanised steel profile, 0.6 mm thick. We do not use wood in Dubai — temperature changes from air conditioning cause cracking. We fix the guides to the floor and ceiling through a damping tape — without it, footsteps would be heard in the next room. Studs are placed at 400 or 600 mm centres. Where a TV or shelves are planned, we add reinforcement.
Drywall — chosen for the room type. In dry areas — standard grey. In bathrooms and kitchens — moisture-resistant green. On escape routes and in commercial spaces — fire-resistant pink (Civil Defence requirement). All materials from the Dubai Municipality approved list. Without a certificate, the inspector will not sign off.
Sound insulation — basalt wool with a density of at least 40 kg/m³. The airborne sound insulation index must be at least 52 dB — this is Dubai's norm for multi-storey buildings. Only mineral wool plus two layers of drywall on each side achieves this.

Permits
In an apartment: NOC from building management with a refundable security deposit (3,000–10,000 AED). If the layout changes — approval from Dubai Municipality. On Palm Jumeirah, in JAFZA, Discovery Gardens, International City — Trakhees instead of the municipality.
In commercial spaces: Civil Defence approval (escape route inspection and fire resistance). If the partition affects electrical work — DEWA approval. Drawings for permits are prepared by a licensed engineer with a stamp. We handle everything.
Process
Free site survey. An engineer visits, measures, discusses the task. Within 24 hours — a fixed-price quote on a formal document.
Permits. We obtain NOC, municipality or Trakhees, and if needed Civil Defence and DEWA. We do not start installation without paperwork.
Demolition if necessary — only in the partition zone, without touching the rest of the room.
Frame installation. Cut the profile. Fix the guides through damping tape. Install studs. At door openings — reinforcement.
Sound insulation. Basalt wool fitted tightly inside the frame.
Services. Wires for sockets and switches in conduit, fastened to the studs.
Drywall cladding. Screwed to the frame.
