What it is
A drywall partition is a non-load-bearing interior wall built on a metal frame. It is not connected to the foundation and does not transfer load to the floor slab. Inside the frame you can install sound insulation made of mineral wool or hide pipes and wires. The frame is covered with one or two layers of drywall on each side. This type of wall is ideal for zoning in apartments, villas and offices across Dubai.
What we make it from
The frame is made of galvanised steel profiles with a grid spacing of 400 or 600 millimetres. For complex structures or heavy loads we use a welded frame made of rectangular steel tubing. The cladding is drywall. In dry areas we use standard grey boards. In wet areas such as bathrooms and kitchens we use moisture-resistant green boards. Where high fire resistance is required under Civil Defence rules — we use fire-rated drywall with pink markings. Inside the frame we install basalt wool for sound insulation — this is required by the Dubai Building Code for apartments in multi‑storey buildings. All materials come from the Dubai Municipality approved list.

How the process works
Free site survey. An engineer visits, inspects the floor slab and walls, and discusses your idea — an arch, a niche, a curved wall. They provide material recommendations. A quote is ready within 24 hours.
Permits. We obtain an NOC from the building management along with a refundable security deposit. If the layout changes — approval from the municipality or Trakhees. For commercial spaces — Civil Defence approval. If we hide new sockets or lights inside the frame — coordination with DEWA. Drawings for permits are prepared by a licensed engineer. We handle everything.
Removal of old finishes and layout. If needed — we remove old wallpaper or tiles. We mark reference lines for the new partition on the floor, walls and ceiling.
Frame installation. We cut the profiles. We assemble studs at 400 or 600 mm centres. At door openings we install reinforced studs. For arches and curves we use special curved profiles. We weld or screw everything in place.
Services and sound insulation. We place basalt wool inside the frame. We hide wires and pipes in corrugated conduit — as required by DEWA and Civil Defence.
Drywall cladding. We screw the first layer of drywall to the frame. If necessary we add a second layer with staggered joints for strength. We tape and fill the joints with reinforcing mesh.
Finishing. We prime the surface. We apply plaster if needed. We prepare the surface for paint, wallpaper or tiles. In wet areas we install waterproofing before tiling.
Handover. We remove debris. We arrange the final inspection. We obtain the Building Completion Certificate. The deposit is refunded.
